The campus sits on 72 acres near the Route 33 and Gender Road interchange. That spot is just east of Rickenbacker International Airport. Rickenbacker is a major cargo hub. Warehouses near it can move goods by plane, truck, and rail. That makes this land valuable for shipping and storage.

Opus is building on spec. That means the company is building before it has signed tenants. Developers only build this way when they expect strong demand. The project is set to create more than 400 jobs once it is full, according to a Colliers market review.
