Reynoldsburg Approves Summit Crossing: 664 Townhomes and Apartments on Summit Road

Reynoldsburg is getting a big new neighborhood. On July 15, the Reynoldsburg City Council voted yes on the first two phases of Summit Crossing. It is a large housing project on the city's east side.

When it is done, Summit Crossing will hold 664 homes. That includes 280 townhomes and 284 apartments. The site covers 69 acres off Summit Road. It sits north of East Main Street and south of Refugee Road. The land was farm ground until recently. The city annexed it from Etna Township to make the project happen.

The council signed off on the first two phases so far. Those phases cover 82 townhomes across 30 acres. M/I Homes will build the townhomes. Metro Development will build the apartments. Both companies are based in central Ohio.

The townhomes will be two and three stories tall. Each building will hold four or six units. The apartments will fill 16 three-story buildings. They will offer one-, two-, and three-bedroom units. Plans also show two clubhouses, two pools, a playground, a dog park, and a new public park.

What it means for the east side. Central Ohio needs more homes. New rooftops in Reynoldsburg give renters and buyers more choices. Townhomes often cost less than single-family houses. That can help first-time buyers get in the door. More apartments can also ease rent pressure over time.

The project is being built in four phases. That means homes will arrive over several years, not all at once. Early work on the first phase was expected to start by the end of 2025. Buyers should watch for model homes and pre-leasing news as building moves ahead.

The deal also shows where growth is heading. Reynoldsburg sits on the east edge of Franklin County. Land there costs less than land in the urban core. Builders are following that cheaper land east. Expect more suburban projects like this one near the Route 33 and Interstate 70 corridors.
